LAA site AS19 (Malmaynes Hall Farm) appears to envisage an approximately 2/3rds expansion of the current Malmaynes Hall Solar Farm, entirely over (currently) productive agricultural land. The expanded site would also extend to the edges of both the A228 and Hoppers Lane - unlike the current site -, increasing its visual intrusion. For both these reasons, expansion is undesirable. If permission were nevertheless granted, strict requirements for hedgerow-screening should be imposed, to minimise visual intrusion. Also, the natural feature of the agricultural reservoir should be retained, as a valuable waterbird habitat.

AS19 - continued. Any grant of permission should also require the retention of the watercourse running along the bottom of the valley, and the adjacent pond, as natural habitat.

Corrections to my 2 earlier representations. The references should be to AS 9 (Malmaynes Hall Farm) - not AS 19.

The Peninsula is an ideal location for developing green technologies. The Local Plan can encourage any new buildings associated with it, to demonstrate the very latest in carbon negative building technology.

Grain and Kingsnorth provide opportunities but the roads are inadequate for any further increase in HGVs. The local plan must provide a solution to the one road on and off the peninsula and also to the high level of pollution near Four Elms Hill.

There is reference to the large extent of Best and Most Versatile land for agriculture. Given the level of housing need across the Borough, including the potential to plan for 2,000 homes from Gravesham’s need, Richborough is of the view that there will be a need to allow some loss of BMV land to meet the housing needs in full.
