Medway Local Plan (Regulation 18, 2024)

Representation ID: 3403

Received: 08/09/2024

Respondent: Mr Richard Castle

Agent: Bloomfields

Representation Summary:

Policy T3: Affordable Housing: We object to the wording of this policy which set out the requirement for the level of affordable housing at 30 % for the Hoo Peninsula. It is important that the policy enables flexibility based on viability assessments when also having regard to environmental enhancement.

Why do the council repeatedly blame previous members for the lack of a plan. Many of the Councillors have been there for years.

Medway Local Plan (Regulation 18, 2024)

Representation ID: 3796

Received: 08/09/2024

Respondent: Miss Rachael Selleck

Representation Summary:

With the average salary in Medway being £26,000, the new houses being built, priced around £425,000, are clearly unaffordable. These properties, featuring tiny gardens and driveways, are neither practical nor cost-effective. As a result, many housing estates are forced to reduce prices because people cannot afford them, and potential buyers are unwilling to pay such high amounts for inadequate, small homes. The mismatch between the price and the quality of these houses highlights their lack of suitability for the local market, failing to address the real housing needs of the community.

Medway Local Plan (Regulation 18, 2024)

Representation ID: 3841

Received: 08/09/2024

Respondent: Mrs Maureen Wade

Representation Summary:

Affordable housing will be anything but affordable. It has been shown that these houses will be purchased by 'buy to let' landlords or by people migrating from other areas of Britain resulting in an increase in population and the housing need will never diminish. Affordable housing should be sold/rented only to people who have been resident in Medway for 3-5yrs to ensure local people are given a chance to buy or rent.

Medway Local Plan (Regulation 18, 2024)

Representation ID: 4038

Received: 08/09/2024

Respondent: Mrs Alison Gray

Representation Summary:

I am fully in favour of anything that can be done to provide affordable housing. My fear is that vast quantities of housing will be built, but Medway will still be left with young people, and not so young, unable to get anywhere near the housing ladder. Even affordable is not affordable.
I hope that the Council will fight really hard to keep affordable accommodation mixed in with other housing. It is very easy to lead to segregation with off-site delivery, and the subsequent social divisions.

Medway Local Plan (Regulation 18, 2024)

Representation ID: 4098

Received: 08/09/2024

Respondent: Mr Lewis Marshall

Representation Summary:

Why should lower value areas demand a lower % of affordable housing? This will price out those on lower means by demand in the lower value areas, and by per unit price in high value areas! Also the off-setting approach e.g. build affordable housing on a second site looks like an open loophole.

Medway Local Plan (Regulation 18, 2024)

Representation ID: 4103

Received: 08/09/2024

Respondent: Miss Sarah Tyler

Representation Summary:

Affordable housing should prioritise Medway's most needy residents and be in local areas ensuring that they have good access to services and workplaces for those low earners. There needs to be a higher percentage of affordable housing available than proposed, especially in the urban areas.
