Policy should not be prescriptive to 100+ development. It won’t be delivered. Should instead be pragmatic and realistic when assessed against the waiting list. Most people wanting self build want plots on exiting roads or in countryside!

It is agreed that no self- and custom-built housing should be required in flatted development, as set out in the wording of this policy.

We have no objection to the policy supporting self-building housing or identifying specific sites where promoters would support this use.
We do however object to the blanket requirement for 4% of plots on all 100+ unit sites to be self-build plots. Some sites will be better suited to self-build than others, depending on the characteristics and location of the site, and also the business model of the developer. A blanket requirement may reduce developer interest, which may then delay the development of complex brownfield sites or, in a worst case scenario, stall progress altogether.

We self built our home on Cityway - completing it in 1999, we used a self build mortgage but l am not sure they are available any more .I am passionate about this being a possibility for more people and would like small personal plots available on big developments precisely for these.

The proposed sites—Fenn Farm, Ratcliffe Highway, Hoo (AS2) – 100% and Land east of Stoke Road and North and South of Binney Road, Allhallows (AS22) – at least 5%—are concerning. I live at 63 Binney Road, adjacent to one and very close to the other. The plans for these sites are riddled with inaccuracies, claiming sustainability and adequate facilities that simply do not exist. Our roads are in poor condition and too narrow for current traffic, and additional housing would only exacerbate these issues. The Council must conduct their own thorough checks and not rely solely on developers' reports.

Self build and custumn build are geared toward developers who come ing and buy the land and hike up the price to sell back to individuals. It needs to be more accessible to ordinary individuals like myself who just want to build the home that they desire, without developers getting involved and inflating the costs.
