Medway Local Plan (Regulation 18, 2024)
3.2.1
Representation ID: 3456
Received: 08/09/2024
Respondent: Abbey Developments Ltd.
Agent: Mr Les West
Abbey Developments supports the Council's preferred strategy SGO3 and the identified sites for suburban expansion on the east side of Rainham.
Preferred sites RSE9 and RSE10 are adjacent to land in Meresborough Road Rainham that Abbey Developments is promoting for residential development but which are all currently subject to policies in the existing Local Plan resisting development, BNE25 and BNE34. The proposed outward expansion of Rainham implies that the policy restrictions on this area, including Abbey Developments' site, which was subject of a recent planning appeal, should also be suitable for future residential development. we are seeking clarification of this.

Abbey Developments supports the Council's policy of encouraging the development of small sites in the Borough.
Abbey Developments has a small site to the east of Rainham off Meresborough Road which could make a valuable contribution to meeting housing need. It is a sustainable site close to local amenities and services
It needs to be made clear in the new Local Plan that the site is proposed to be in an area which is no longer subject to restrictive policies of landscape protection which have prevented its development.

Abbey Developments supports the Council's proposed review of the landscape character assessment which is intended to identify those areas of lower landscape importance for development. Abbey Developments considers that the site at ME8 8QT, to the east of Rainham along Meresborough Road to the south-east of Moor Park Close, is an area which should be removed from the Area of Local Landscape Importance currently identified in policy BNE34. It notes that the Council is supporting a strategy of suburban expansion of Rainham in this vicinity by identifying preferred sites RSE9 and 10 of the draft Proposals Map.
