As per our previous representations at Regulation 18 stage, the affordable housing requirement (30% in high value areas and 10% in lower value areas) should be clearly defined on a map within the Local Plan. The emerging Local Plan does not identify the defined area and we therefore object on the basis that there is no clear indication of what area relates to the value areas as defined by the Policy.

Our previous representations to the Regulation 18 Consultation requested clarification / confirmation of what the ‘key regeneration opportunity areas’ are as referenced within the text. We maintain our position that is unclear what the phrase specifically refers to and therefore object to the Policy on that basis.

The Policy should also provide support for small scale job generating uses which are part of larger residential / mixed-use scheme. The importance of small scale job generating uses within major developments should be recognised as making a positive contribution to the overall economic strategy of the Plan.
