Medway Local Plan (Regulation 18, 2024)
Vision for Medway in 2041
Representation ID: 2599
Received: 05/09/2024
Respondent: Mrs Helen Selleck
By developing farmland in Binney Allhallows you will be building on land that floods (both sides of the road)You will almost double the houses thus adding 1000+ cars to the road. Wildlife and country pursuits will end (horse riding walking bird watching and cycling.) This will be detrimental to the mental/physical health of many. Roads/access to the village cannot cope. 9 houses were built on Binney over a year later 2 are still empty. The developer also planted the ditches which require clearing as these overflow onto the single track lane clearly showing these companies have no local knowledge.

Securing jobs and developing skills for a competitive economy

There are very few jobs in Allhallows that are not seasonal. More decent jobs with prospects should be created throughout Medway. There are far too many minimum wage and zero hour contracts which are soul destroying to workers. Of course these workers will not have the money to buy any of the houses proposed! The average wage in this area is around £25k not enough for the housing market!

Electricity/gas/sewage/roads/schools/public transport/doctors/dentists/emergency services are all and have been severely lacking for many years! Building even more houses in Allhallows will totally destroy the rural environment and residents physical/mental health. Building on a single track lane will cause congestion, the road is already breaking up from the development of 9 houses (2 still empty). Our hedge was damaged by the Lorries for that, replaced by a fence that was also damaged. Not to mention the destruction of wildlife badgers foxes birds of prey and other birds greater crested newts, eels snakes hawk months hares people get pleasure seeing this.

Medway Local Plan (Regulation 18, 2024)
Spatial Development Strategy
Representation ID: 2613
Received: 05/09/2024
Respondent: Mrs Helen Selleck
Hundreds of new houses have been built on the Hoo peninsula. No improvement has been made to infrastructure. Schools are full and one even closed! Some families cannot even get their children all in the same school meaning even more trips in the car. Teachers are difficult to recruit in rural areas so are doctors. Rural areas provide valuable habitat to our wildlife that you will destroy. Houses will go into negative equity because of the impending lack of space created by building unnecessary houses.

Binney rd development floods - no infrastructure- each house will probably put 2 cars on the road. When children are old enough they will drive of course nowhere to park these cars! 9 new houses in Binney 2 still empty more than a year later. Houses do not sell well here either. The village is cut off when the weather is bad and accidents. Took 5 hours to get to Hoo cos of an accident. Only took 4 hours to get to Yorkshire! Habitat to nature. Health asset to the community. Walking riding cycling etc.

Unless all the roads on the Hoo peninsula are considerably improved there will not be any improved access to anything! Binney floods, the road is still broken up from the development of 9 houses (completed over a year ago). You will destroy peoples well-being. Food cannot be grown if you destroy farmland! By doubling the amount of cars in the village it goes against the government’s mission for less cars on the road. Despite pathetic efforts of developers with swift/swallow boxes (none have been used on the new houses in Binney) they just drive nesting birds away.

Binney marshes have an area that is closed off part of the year due to nesting birds. This is yards away from the proposed building. Not only birds but hares badgers greater crested newts frogs There are also several horses. Will there be a duty of care for these animals? Also stupid ideas like filling ditches with weeds so they look aesthetically pleasing just adds to the flooding!

Binney rd floods. Ditches regularly overflow and need clearing out not being planted with aesthetically pleasing weeds by developers! The sewage pumping house is at full capacity and is often pumped out by big lorries which damage the lane even further. It often smells really bad. The current horse yard floods and cannot be accessed by vehicles and horse boxes cannot be moved It is also too wet for horses to graze.

Binney has an abundance of almost every kind of British wildlife. How will the inevitable noise affect them. There are lots of bats that will be confused by light pollution. Also there are several horses with riders young and old. What safety measures will be put in place for their safety. This would be noise/light/vehicles.
