When considering any new build whether residential or commercial it is very important that the impact of existing homes and businessess are taken into consideration. There is no point in agreeing to the develeopment of a new commercial business that would have a material impact on an existing operation, rob Peter to pay Paul scenario.

They should also not have an adverse impact to other residents and due consideration needs to be taken of the impact that this would have on visitors to the area and therefore loss of revenue to existing businesses. Also consideration must be taken of the road network and how this could adversely impact of the well being of residents.

Essential that there is a market need and it is not simply for the benefit of the business owner whilst it must not impact adversely on similar operations ie it must add to the local economy and does not adversely effect the environment or Green Spaces or National landscapes.
