New housing sites will be assessed by promoters. However a review of unoccupied houses, plus a review of shopping parades is also required. A retail study Plan wide is required and also to include the old Tesco Site, Bingo site on the eastern side of Chatham. Most shoppers go to Tesco's or the Sava Centre. They are clean, dynamic, architecturally good, parking free, with bus services.

Having worked on the M2 widening project for 9 years, now built Junction 1 had a 2 lane off slip Londonbouond. It was reduced to a one lane slip. Possibly due to accidents. It can be changed with funding. Junction 3 has an inadequate 1 lane come 2 lane right turn, off slip coastbound to Maidstone. It may retaining walls but it can be increased. MOVA control may be better at controlling capacity. The Blue bell Hill off slip directly via Buckmore onto the M2 has had its funding cancelled. When the M2 widening was undertaken the cost benefit killed

The Government has promised New Towns for many years. Until this happens the income from son of CIL needs to be comprehensive, including Travel Plans that are self funding that actually work. Rather than Developers submitting Travel Plans with no material affect, limited funding, limited funding for bus passes, new bus networks etc.

Gravesham have much larger Green Belt areas and some flexibility is required where the boundaries exist. There have been submissions on the boundary that have been rejected by Medway in the past. The areas will be re investigated by housing proposals in the area.

The current development scenarios do not have Self Build support. The volume Housebuilders have the funding to purchase the sites. Some allocation of sites should have some self build areas.

There are also so many unoccupied sites such as L&Q's Southern Water Capstone Road site. The Medway Development Consortium are also takes an age to build out. Whiffens Avenue; The Kitchener Barracks build out is also taking an age. Is it the number of planning conditions to discharge or is there a fundamental issue such as materials and skills base.

Sites are never too small. Extensions to Villages appears to be the first line of defence. Development briefs are problematical. Any where you are out with the Medway Towns conurbation sustainable travel is effectively negative. Small sites lose out every time when close to Villages. The Amazon development business park has many initiatives such as dedicated buses for employees. Consultations with larger employers is essential in Village localities.

Development along Rochester Riverside has taken some time to build out. Many riverside footway/cycle links remain closed as a result. The reclamation of land providing opportunities' that needs to be built out much sooner than later. However developers can only sell up to 50 dwellings per year to make it financial viable. The site should be split for more developers to purchase then to build out.
