Medway Local Plan (Regulation 18, 2023)
Prepared for a sustainable and green future

For residential properties, please ensure that the build reflects the climate emergency and ensure that all new property is Eco-efficient. At the very least, they should be efficiently insulated and, if possible, have solar panels. Retro fitting inefficient property is wasteful and expensive. Pot holes are a bane on residents. They are repaired but many fail again too quickly. Highway maintenance contracts must ensure that work is undertaken to the required standard and recent repairs should be inspected to meet this standard; if not, the contractor should be required to undertake the work again at no cost.

I agree with the these suggestions but suggest that the residences should be carbon neutral and built within compact areas rather than continuing as part of urban sprawl using valuable arable land.

These suggestions are all valuable, but don't forget to develop green technologies by working closely with the existing Medway communities.

I agree but please avoid agreeing to unnecessary building of residential dwellings in areas that are unsuitable rather than as part of natural growth.

Please be careful to avoid building on valuable agricultural land, and land used for important environmental reasons.

Are you sure that using the Standard Method formula is the best way to assess need? Doesn't this method play into the hands of volume house builders which is not always going to be best for Medway?

This is a sensible approach as I understand that the 2021 Local Housing needs Assessment calculated that Medway requires 4,278 dwellings, including 1,200 social houses to satisfy natural growth, but the Standard Method requires six times this need!

The population of Medway is much more dense than neighbouring authorities and it is important to only consider the actual needs of local residents.

Once again, it is better to avoid using the Standard Method in assessing needs which will save Medway Council time and money.
