Vision for Medway in 2041

Representation Summary:

Vision states the Medway's farmland will produce good quality local produce; that there will be conservation of the natural environment; will make best use of brownfield sites. I don't think that choosing the preferred option will deliver the vision and neither will the option that only builds on green land because farm produce will be greatly reduced and the existing natural environment will not be conserved. The brownfield option will conserve the farming land, the environment and will concentrate on brownfield.

States here there will be conservation & enhancement of the KDNL and biodiversity & to provide safe and effective sustainable travel. I don't believe that developing the Capstone Valley will address the above. You cannot preserve the countryside that is concreted over and roads in this area are not safe nor suitable for sustainable travel unless of course the council plans to concrete over the lanes as well. It is unclear from the maps included with this document whether the Capstone Valley is included in all 3 options but if it is, it should be removed from the plans.

Representation Summary:

Developing Medway is not creating new affordable housing for locals residents but for either remote landlords or for those migrating in from more expensive areas thus driving the local population up. This applies to all developments in Medway and is seen on a regular basis. Having known someone who purchased a new build here these homes are VERY poor quality. Selected builds on a site are shown to inspectors which is of standard but the rest of the builds are substandard. More snap inspections are needed and sell only to Medway residents who have been residents for 3-5 years.

greatest impact on landscape
significant increase in vulnerability to groundwater pollution
notable depletion of natural resources
no access to existing public transport
greatest distance from educational establishments
notable distance from existing employment
There are may negatives and not enough positives. It seems the council are being swayed by number of houses and nothing else.
The Capstone Valley is surrounded by ancient woodland and together with the above should be removed from all the options whether partial or full development.

I have concerns with water management. The Capstone area once had 5 ponds in and around Capstone Road & Sharsted Road. These ponds functioned to contain the excess water in this area. Since these ponds have gone (with the exception of that incorporated into the lake at Capstone Park) water gathers with any precipitation flooding these roads rendering them impassable. When changes have been made to the lie of the land at Gibraltar Farm my land has suffered water logging & despite noting this, no-one has taken it into account. I don't believe flooding has been given sufficient consideration.

I believe that the council should not only maintain the existing green belt but also work to conserve the greenfield strategic gaps that separate settlements not only between Medway and neighbouring authorities such as Maidstone and Halling but between smaller settlements withing the Medway boundary such as Rainham, Lordswood, Gillingham etc. Residents see themselves as distinct communities within Medway and it appears the council are seeking to erode these identities.
